The Challenges of Scheduling in Home Improvement: A Contractor's Perspective

When embarking on a home improvement project, one of the most common questions homeowners ask is, "How long will it take?" or "When will it be done?"

While contractors like us here at KRM Home Improvements strive to provide accurate timelines, there are several factors that can make it challenging to give a tight schedule.

Unforeseen Issues

One of the biggest challenges in providing a precise schedule is the potential for unforeseen issues. Once work begins, contractors may uncover problems that were not apparent during the initial inspection, or issues that the homeowner may not have known or conveyed to the KRM crew. This could be anything from structural issues to hidden water damage to additional work that's needed to get the scope qouted out completed. These unexpected discoveries can cause delays as they need to be addressed before the project can proceed.

Permit and Inspection Delays

Another factor that can affect the schedule is the time it takes to obtain necessary permits and inspections. The process can vary greatly depending on the local building department's workload and efficiency. Any delays in obtaining permits or scheduling inspections can push back the project timeline.

If we're working on a deck, and need the rough framing inspection, we can not move to the next part of the project until we get that "Ok!"  Now, most of the time, we try to communicate well in advance to the town, such as Chili, that we're going to need an inspection.  But for example, sometimes inspectors will go on vacation and have nobody to inspect a project for a week.  Nobody wins in this situation, but the inspector on vacation!

Supply Chain Issues

In recent years, especially sine Covid, supply chain issues have become a significant factor in project delays. Whether it's a shortage of materials, manufacturing delays, or shipping issues, these factors are often beyond a contractor's control. Even with careful planning, these issues can result in delays.  At KRM Home Improvements, we work a number of suppliers and maintain great relationships to avoid many delays, but sometimes, the delays are inevitable.

Weather Conditions

For projects that involve exterior work, such as an addition or a new deck, weather conditions can play a significant role in the schedule. Bad weather can halt work for safety reasons or because certain tasks require specific conditions to be completed correctly.  We can't have saws running in the rain, for example!
